FHA loans are issued by private lenders and guaranteed by the Federal Housing Administration. This guarantee protects lenders against losses, which benefits borrowers of an easier qualifying process. While conventional appraisals are performed to determine the current market value of a property, the Federal Housing Administration (FHA) appraisal guidelines require an additional detailed examination of the property. All properties with an FHA-insured mortgage loan must be appraised by a licensed, HUD-approved home appraiser.
